Commercial laundry maintenance can mean a lot of things – here at Spindle, we’re always talking about using data and tracking KPIs when assessing the health of all aspects of your plant.
But a commercial laundry plant also holds ambient subdata that might not get captured in your management software tool.
Let’s take an example that you can feel when walking through your plant … and by “feel” we mean that literally, something you can feel with the swipe of a finger.
That’s right: today we’ll talk a little bit about lint in your commercial laundry plant. In a way, lint is a quiet indicator of how things are running in your plant. For the purposes of this article, we’ll just call this metric the Lint Index, or Lintdex.
We’ve been in commercial laundries all over the world, and in any clean side you will find lint. It’s not practical to expect a wash floor to look like a cleanroom at all times.
When Stephen Schock, director of maintenance strategy and programs at Spindle, walks a plant, he is not checking whether lint exists.
He’s looking for two things: how much of it has settled, and where.
The nice thing about the Lintdex is it doesn’t require any fancy equipment, a degree in data science or months spent collecting historical data.
Schock's benchmark is simple enough to run in the first five minutes of a plant tour. Look up at the beams. Look at the tops of the equipment. If there is a half inch of dust sitting on either one, you have learned two separate things about the operation.
With that said, a half inch is the danger scenario. In other words, if you see that then you definitely have a problem. Ideally, for optimal fire prevention, you would be looking for less than 1/4" of dust on flat surfaces, like dryers.
The first category of intel gained is mechanical. As Schock puts it, "you're not catching your lint, so there's probably an issue with your dryer." Rather than being captured, lint is going airborne. Dust on the beams is not a cleaning problem in that case. That means a dryer is trying to tell you something for a while, which would be “hey, maybe take a look at me because something isn’t right here.”
The second category has to do with process. If accumulation has reached that depth, housekeeping is not happening on any real schedule. Housekeeping is not a janitorial line item: it sits with maintenance.
The reason maintenance owns it becomes clear as soon as you follow the lint inward.
"You reduce fires when you keep your lint down," Schock says. "That's not only outside the equipment, but inside the equipment." A dryer that is not running properly does not just release lint into the room. Rather, it lets lint infiltrate its own components. Once that happens, its accumulation stops being visible when you’re doing a walkthrough.
“Out of sight, out of mind” is definitely not the approach here, for obvious reasons.
Anyone who has seen laundry lint ignite understands why. Schock's description is the one that sticks: "It goes fast. It's like a wick."
That is the practical case for treating dust as a warning sign rather than an eyesore. Lint accumulation is a fuel load that builds quietly, distributes itself through your most heat-intensive equipment, and gives very little notice before it matters.
To put some additional context to this, 2023 and 2024 fire safety surveys of TSA and TRSA members showed a total of 49 fire incidents reported from 2006-2024.

Whenever you have a problem, like lint/dust accumulation, everyone wants to know: okay, what's the solution?
One tool for addressing this is automatic blowdown fans, particularly in high-lint-accumulation areas of the plant. Automatic blowdown fans can significantly reduce, and in some areas even eliminate, the need for mechanical lint removal.
Mechanical removal can create a substantial mess, including contamination concerns around product, and it often becomes a major undertaking reserved for weekends and requiring overtime. Preventing that accumulation in the first place is a much better approach.
What makes this warning sign useful is that it requires no instrumentation, no downtime, and no diagnostic procedure. You can read it while walking to a meeting. It’s that simple, which is why the Lintdex should definitely be in your mental rolodex of daily checks and KPIs (even if it is an informal one).
Most equipment problems announce themselves late. A bearing fails, a belt snaps, a machine drops off the schedule and production feels it that afternoon.
Dust on the beams is different. It accumulates in proportion to how long something has been out of adjustment and how long nobody has addressed it. It is a visible record of neglect over time.
Housekeeping "is an indicator of what's going on in a plant,” Schock says.
So, what do you do with this information?
If the half inch test raises a flag in your operation, ask these three questions before anyone picks up a broom.
Where is the lint coming from? Cleaning the beams without diagnosing the dryer means you will be cleaning the beams again next quarter. Treat the accumulation as evidence and trace it back. Like many things in life, it’s better to get at the root cause than continually addressing symptoms.
When did anyone last look inside? Surface dust is the part you can see. The lint that has worked its way into ducting, panels, and internal components carries more risk and gets inspected less often. This is something you should know if you’re keeping solid maintenance records.
Who owns it? Let’s face it, anything that falls under a “we’ll get to it if we have time” can have the tendency to not get attention. If housekeeping is assigned to whomever has spare time, it will not happen consistently. Putting it on the maintenance schedule, with the same expectations as any other preventive task, moves it from an abstract task that everyone knows should probably be done to one that everyone knows should be done … and a specific plan for who’s going to do it (and when, how frequently, etc.).
Every operator wants a single metric that tells them whether a plant is healthy. Every plant is different, with different goals and different operating conditions. But even if you aren’t a Spindle user, there is a reliable proxy – or, at least, a rudimentary, starter-level version of one – and it costs nothing to check.
In Schock's words: "A clean plant is a well-run plant in almost all conditions."
If the beams are clean, someone is paying attention to the dryers, someone owns the housekeeping schedule, and the fire load is being managed.
If they are not, the dust in and of itself is not the problem. The dust is the evidence of a problem and a warning sign of potential future problems.
In short, keep an eye on your Lintdex and it will reward in the long run with a cleaner, safer plant.
